Do I need planning permission?

Planning permission is not required for your new garden room, so long as the following conditions are meet:

  • The garden room is a single storey structure, with a maximum eaves height of 2.5m, and a maximum overall height of 4m for a dual pitch roof or 3m for a single pitch/flat roof.

  • If the garden room is within 2m of a property boundary, the whole building must be a maximum of 2.5m high

  • The garden room, and other structures, do not take up more than 50% of the whole garden area

  • The garden room is not used as  separate, self-contained living accommodation.

In conservation areas and designated areas of natural beauty, there are additional conditions that also apply.

If your requirements cannot satisfy the above, please don’t be perturbed, we can provide a full planning service for you.

What size garden room can I have?

As all our garden rooms are bespoke, we can make your new garden to any size you desire, though very large projects may require planning and building regulation approvals, which, if necessary, we can arrange on your behalf.

Do I need building regulation approval?

Building regulation approval is not usually required, if the following conditions are met:

  • The garden room is not used as sleeping accommodation.

  • The internal floor area is less than 30m2, and the building is not closer than 1000mm to any boundary.

  • If the property is closer than 1000mm to any boundary, it is constructed of substantially non-combustible materials if it has a floor area of between 15m2 and 30m2.

Again, we can advise you on the above, and other relevant regulations that may apply to your requirements.

Will I be able to use my garden room all year round?

Yes, the way we construct and insulate our garden rooms is comparable to a new build house or extension, so all year-round use is assured

Will I need an electrician?

No, we have our own team of fully qualified electricians, who can install whatever electrical provisions you desire, and make all the necessary connections to the main house. A Part P electrical compliance certificate will be issued on completion.

 Will I need heating?

Your new garden room will need heating, just as your main house does, but due to the high thermal efficiency of the construction, a small efficient heater will more than suffice. We would usually discuss this with you at the design stage, and include to integrate heating in your new garden room

I have restricted access; can I still have a garden room?

Of course, our garden rooms are hand-built on site, rather than utilising large, prefabricated panels, so if we have to access the site through your home, it is not a problem.

Will my garden room be secure?

Yes, your new garden room will be very secure, with the same standard of insurance rated locking systems as your main home. We can also integrate additional alarm and surveillance systems if desired

How long will it take to build my garden room?

Our build time on site is dependant upon the size and design of the structure, and the internal finishes desired by our client. We usually expect to have your new garden room completed in between three to six weeks.

Can I have a toilet or kitchen in my garden room?

Yes, we can install either or both of these in your new garden room, and our skilled team will undertake the necessary connections to the main drainage system. In fact we can install whatever you may like, in your new garden room.

Can my garden room be divided into different rooms?

Yes, we can partition your new garden room up into separate rooms, to whatever layout you would like.

Can the garden room be used as sleeping accommodation?

Yes, if you intend to use your new garden room as perhaps guest accommodation or even for rental potential, relevant planning permissions will need to be sort, and building regulation approval obtained. We can gladly assist you with this.

Can the garden room be built on my existing concrete base or patio?

Yes, so long as the existing base or patio has been installed with sufficient structural integrity, we can advise you on this during our onsite design meeting

What cladding options are there?

Endless. We are confident that you will not find a wider range of cladding choices from any of our competitors. From the popular Canadian western red cedar to many other natural wood options. The cladding can also be installed either vertically or horizontally.

For a completely maintenance free option, we can also offer a wide range of composite and cement board cladding options from leading suppliers such as Marley Cedral and James Hardie

What door and window options do I have?

Again, our garden rooms are totally bespoke, so we can supply and install whatever you would like, or to match whatever you may already have. The most popular choices being double glazed coloured aluminium and PVCu profiles.

What choice of internal finishes do you offer?

Once more, our garden rooms are totally bespoke, so you can have whatever wall and floor finishes you desire. Commonly the rooms are plastered and painted, with an engineered wood flooring. We can also offer you the opportunity to include some built in furniture.

What are the steps for me to order?

After any initial discussions, we will arrange to make a site visit, so we can discuss your requirements in greater detail, and view the proposed garden room location.

We will then compile a detailed quotation to undertake the proposed works, and send it to you for your consideration.

What if there's a problem with my garden room after completion?

We take customer service seriously, and in the unlikely event of any issues, we will promptly ensure the issue is rectified to your satisfaction.

  What are the payment terms?

Our standard payment terms are a 25% deposit at the time of order, 50% payment after the day of work commencement, and the balance after completion.

  How will the installation be managed?

Each and every garden room installation will be personally managed by production manager Matt, giving you a single direct point of contact throughout the build.

I intend to use it as a home office, how do you ensure broadband coverage?

Whilst your house Wi-Fi may reach you new garden room, we can ensure a reliable broadband connection by installing a separate hard-wired supply direct from your router, into the new garden room.

I intend to use my garden room as a music studio, is there sound proofing?

We can install additional soundproofing provisions into the fabric of the new garden room structure, and even install acoustic glazing, to reduce the transmission of sound. Just let us know at the design stage.
